The vision of Wharenui Rise is to provide a consistent flow of homes to the Rotorua market which ultimately will result in providing some 1,200 new market homes through 11-13 stages, over the next 20-25 years.
In 2021, Ngāti Whakaue Tribal Lands (NWTL) began assisting whānau and shareholders on their pathways to home ownership. From May 2023, 14 lots will be released in two separate tranches of 8 and 6 respectively. Ngāti Whakaue shareholders and whānau will be given first preference, and if these homes are not sold, they will be released to the general public.

First Home Buyers Programme
Overview
In 2021, Ngāti Whakaue Tribal Lands (NWTL) began assisting whānau and shareholders on their pathways to home ownership.
In 2023, we are offering shareholders and whānau more opportunities to buy their first home through the stage 2 of Wharenui Rise development.
From May, we will release 14 lots in two separate tranches of 8 and 6 respectively. Houses are 3-Bedroom, 1-Bathroom, Single-level duplex design, 100m2 floor area on a 300m2 lot with 1-Car Park. These are ‘turn key’ builds (i.e. you will purchase a finished home). Prices are also fixed at ($525,000 incl. GST) which offers real value in this current market.
- Registration of Interest (ROI): From 1st Home Owners are welcomed and those interested applicants will need to meet our underlying criteria.
- Application Packs: Upon meeting our criteria, application packs will be sent out which will require purchasers to demonstrate their ability to finance a home.
- Allocation: Qualified buyers will then undertake an allocation process.
- Notification: Successful applicants will then be notified of their allocation.
- Settlement: Houses constructed with settlement expected to take place from November 2023.
Manawa Gardens
Long term affordable housing
The vision of Manawa Gardens is to activate Whenua Māori to enable targeted, long term affordable housing for our owners and beneficiaries and the wider community.
Over 3-stages in total (240 houses) the first stage will deliver 80 homes (1/2/3/4 Bedrooms, Detached and Duplex Design and both 1 & 2 Storey levels.
This development aims at catering for most stages of the housing spectrum (stages in life) from young families, to empty nesters and our kaumatua and kuia.
